When to Overlay vs. Replace

If your asphalt has "alligator cracking" (interlocking cracks that look like reptile skin), the base has failed and requires full-depth milling. However, if the base is solid but the surface is heavily oxidized and lightly cracked, a structural overlay is the perfect solution.

  1. Edge Milling: We mill down the transitions near concrete gutters and ADA ramps so the new asphalt sits perfectly flush, eliminating trip hazards.
  2. Tack Coat Bonding: We spray a heavy SS-1h emulsion tack coat to chemically weld the new asphalt to the old surface.
  3. High-Density Surface Course: We lay 1.5 to 2 inches of premium hot mix asphalt, compacted to absolute density by our heavy commercial fleet.
